HUGE CROWD TURNS OUT FOR DEBUT
OF NEW MODELS AT GREENBRIAR OCEANAIRE
WARETOWN, N.J. – More than 1,250 prospective buyers turned out on a bright July Saturday to attend the unveiling of a new model park at Greenbriar Oceanaire, the premier active adult community being developed by Lennar in Waretown, N.J., just north of Long Beach Island.
The crowd, which by far exceeded anything anticipated by the national homebuilder, received the first look at six spectacular new model homes reflecting the exciting new "Logic of Lennar" merchandizing concept. Judging from the enthusiastic reception from so many people, they were very impressed with what they saw.
“It was an absolutely amazing event,” asserts Don Bompensa, Regional Vice President of Lennar’s South Jersey Division. “The Mummers were on parade at 3:00 p.m. and people either walked in the parade from the barbecue in the parking lot of the clubhouse to the completely redesigned Welcome Home Center, or lined the streets and took pictures as we passed by.
“But these were serious buyers, not just folks out for a good time. When we asked them for their reaction to the new models, they indicated that our presentation was right on target in conveying in no uncertain terms that Lennar builds quality, creates value and does it all with integrity.”
The “Logic of Lennar” concept grew out of research that revealed that customers were overwhelmed by the wide array of selections and frustrated by the cost for options and upgrades they wanted. Lennar also realized that allowing selections created opportunities for errors and added to the build time, resulting in higher prices to their customers.
“So we decided to significantly simplify the process,” Mr. Bompensa explains. “Since it was clear that our customers felt everything should be included in the price of their home, we analyzed our option frequencies to see if we could give them what they wanted. After three years of discussion, debate and research, we were able to incorporate a long list of our most popular features and finishes into several design decors which are now reflected in these award winning models.”
Greenbriar Oceanaire features 1,400 single-family homes -- half of which are already sold -- on 888 rolling acres in Ocean County. The community’s celebrated resort-like lifestyle stems from its 38,000-sq.-ft. clubhouse – the largest in a private adult community in the state and the winner of the New Jersey Builders Association’s “Best Clubhouse” award in 2005.
The magnificent clubhouse complex offers year-round entertainment with its indoor and outdoor pools, tennis and boccie courts, a fully equipped fitness center/spa, game rooms, library, computer and craft rooms and a grand ballroom.
Residents also enjoy an incomparable Arthur Hills-designed golf course that challenges players of all levels. The private 18-hole championship course features picturesque fairways and greens and is located completely within the community.

In addition, Lennar recently unveiled a new single-family home design. The elegant Parkview features 2,144 square feet of living space and boasts two bedrooms, a circular foyer, a Great Room with cathedral ceilings, oversized rear windows and nine-foot ceilings throughout the home.
“There is also added buyer flexibility right now with the availability of quick occupancy homes and the benefit of being able to choose from more than 250 financing programs from Lennar’s preferred lender, Universal American Mortgage Company,” Mr. Bompensa notes.“
Greenbriar Oceanaire features seven ranch-home designs priced from the mid-$300,000’s, with some homes including lofts. Found throughout the homes are upscale interior appointments including dramatic vaulted, sloped or step ceilings; oversized windows and ceramic tile floors. Kitchens include GE Profile stainless steel appliances, breakfast nooks and silestone countertops; while sumptuous master baths feature Roman-style soaking tubs, separate shower stalls, double vanity sinks and decorator vanity cabinets.
