Frequently asked questions

Lennar builds in nine California areas: Fresno / Bakersfield, Inland Empire, Los Angeles / Ventura County, Orange County, Palm Springs / Coachella, Sacramento, San Diego, San Francisco / Bay Area and the San Francisco Metro Area.

Five of those are in Southern California: the Inland Empire, Los Angeles / Ventura County, Orange County, San Diego and Palm Springs / Coachella. The other four cover Northern California and the Central Valley. The areas are spread widely, so pick a region first, then work down to a community.

Four home types are available in California. Single-family homes are detached homes with private yards. Townhomes and condominiums are attached homes that typically share walls with adjacent properties and offer lower-maintenance living. Next Gen homes include an attached private suite for multigenerational living. Active adult communities are designed for homebuyers 55 and better. You'll find them in master-planned communities like River Islands in Lathrop, Rancho Mission Viejo in Orange County and Silverwood in the Inland Empire, and in smaller neighborhoods across the state.

Yes, in markets across the state. Next Gen floor plans are created with multigenerational living in mind and feature an attached private suite with its own entrance, kitchenette, living room, bedroom and bathroom.

The suite shares the home's roof and utilities but works as its own living space. That's what separates it from a spare bedroom or a converted garage. For households where two generations share an address, that separation is usually what decides it. Availability varies by community, and you can learn more about Next Gen homes.

Yes. Lennar's California active adult communities are designed for homebuyers 55 and better, and include Heritage Placer Vineyards in Roseville, Heritage Carson Creek in El Dorado Hills and Nova at Rancho Mission Viejo in Orange County. Age restrictions apply to the occupants and owners in these communities as permitted under the Fair Housing Act. For some communities that means a designated percentage of the homes must be occupied by at least one person 55 years or older, either 80 percent or 100 percent depending on the community. Amenities, maintenance arrangements and social programming also vary. Many of Lennar’s age-restricted communities are part of Lennar Lifestyle, and you can also learn more about active adult living.

Lennar model homes in California can usually be toured more than one way. Depending on the community, that might be a virtual tour, a self-guided visit, or an appointment with a New Home Consultant. Touring is the quickest way to compare plans, collections and included features. Models are typically decorated and may show optional features that are not part of the home as offered. Before relying on something you see in a model, ask whether it is included in the specific home you are considering, and ask for that community’s written features list. Model hours and locations change as communities open and sell out.

In California, Lennar groups floorplans using market and community-specific series or collection names. The same name can appear in more than one community without describing the same home, since square footage, layouts and included features vary by community and homesite. Compare the current floorplans where you're actually looking.

Yes. Quick move-in homes are already under construction, and move-in ready homes are finished and available. Both shorten the wait compared with a home built from the ground up. The trade-off is choice, since selections and structural options on these homes are usually already set.

A new Lennar home in California is built to the state’s own energy code, the California Energy Code, Title 24, Part 6. It sets requirements for insulation, window performance, duct sealing, water heating, and heating and cooling equipment, and a home must be shown to comply as part of permitting and plan review. Your home has to comply with the code requirements applicable to the permitted project. Required energy-compliance documentation is provided or left for the building owner around final inspection or occupancy. Keep those records with the home's other documents.

Many Lennar homes in California include today's most popular features at no extra cost to you. Without upgrade fees. No surprises. That's what Everything's Included means. It can cover countertops, appliances, smart home technology and flooring.

Specific features vary by community and homesite; not all features are included in every home. The package can also differ between two communities in different parts of the state. Ask your New Home Consultant for the features list, and see what's included for the full program details.

Every new Lennar home in California is backed by a warranty that includes workmanship, systems, and structural coverage. The warranty documents you receive with your home set out covered items, exclusions and claim procedures. After move-in, warranty and service requests are handled by Lennar Customer Care rather than your sales office.

Build times for a Lennar home in California depend on the community, your floor plan, material availability, weather and local permitting. California projects also undergo local plan review for compliance with applicable state and local building requirements, and review times vary by jurisdiction. With this in mind, no specific completion date can be guaranteed at the time of the contract.

Lennar keeps you updated as construction moves along. Working to a fixed move date? Ask your New Home Consultant about quick move-in homes, already under construction, or move-in ready homes. If you are weighing a build against an existing home, Lennar’s guide to new construction versus resale walks through the trade-offs.

In California, plans for a Lennar home get reviewed against the applicable California Building Standards Code, including the California Energy Code, Title 24, Part 6. Local building officials or other authorized inspectors then sign off at the stages required. Behind that process are decades of Lennar experience building homes across the country. Before closing, you'll usually walk the finished home with the Lennar team, flag anything that needs attention, and learn how the home's systems work.
