Frequently asked questions
Lennar builds in two Delaware markets: Sussex County in the south, with communities in Millsboro, Lewes and Frankford within reach of the beaches, and New Castle and Kent County to the north around Middletown, Wilmington and Dover. The two markets serve different parts of the state, so compare them separately.
Many Lennar homes in Delaware include today’s most popular features at no extra cost to you. Without upgrade fees. No surprises. That’s what Everything’s Included® means. It can cover countertops, appliances, smart home technology and flooring. Specific features vary by community and homesite; not all features are included in every home. Ask your New Home Consultant for the features list, and see what’s included for the full program details, or read how Everything’s Included® delivers more value.
Yes, in both markets. Venue at Winchelsea 55+ in Middletown is designed exclusively for active adults ages 55+, offering single-family homes, townhomes and carriage homes. Age restrictions apply to the occupants and owners in these communities as permitted under the Fair Housing Act. For some communities that means a designated percentage of the homes must be occupied by at least one person aged 55 years or older, either 80 percent or 100 percent depending on the community. Amenities, maintenance arrangements and social programming vary from one community to the next. Many of Lennar’s age-restricted communities are part of Lennar Lifestyle communities, and you can learn more about active adult living.
Yes. Quick move-in homes are already under construction, and move-in ready homes are finished and waiting. Both get you in sooner than building from the ground up. The trade-off is choice, since selections and structural options are usually already set. Availability changes constantly, so ask your New Home Consultant which homes could close inside your timeframe. Lennar’s guide to move-in ready homes walks through the trade-offs.
Sussex County is the coastal market. Communities in Millsboro, Lewes and Frankford put you within reach of the Delaware beaches, and the mix of home types there differs from the northern part of the state. Plantation Lakes in Millsboro is a master-planned community with its own amenities, and Pelican Point and Somerton Chase are nearby. Existing and proposed amenities vary by community and are subject to change. Ask your New Home Consultant which amenities are currently available or planned.
Lennar groups floorplans into collections, and the collection names differ by community and market, so the same name will not always describe the same home in Sussex County and New Castle County. Each plan lists square footage, bedrooms, bathrooms and layout, and many appear in more than one community. If you tour a plan you like, ask which other Delaware communities offer it.
The advertised price of a Lennar home in Delaware covers the home and the features included with it. It isn’t a base price waiting for a finished package to be added. The homesite you pick and any structural options still available on that plan will move the number. Closing costs, taxes, assessments and other applicable charges may be additional. Your purchase agreement sets out exactly what applies to your home. It is worth checking current offers and getting pre-qualified early, since that shapes what you can compare. Prices, plans, features and availability vary by community and are subject to change without notice.
The main options here, and the difference matters when you compare. Single-family homes are detached, with their own yards and entryways. Townhomes and condominiums are attached homes that typically share walls with adjacent properties and offer modern designs for low maintenance living. Those two are physical housing types. Active adult is a community type, where the community itself is designed for homebuyers aged 55 and better. Other options such as Next Gen® plans appear in select communities, so ask your New Home Consultant what is currently offered. Maintenance responsibilities, HOA services and fees vary by community, so check what is covered before you compare monthly costs against a single-family home. Lennar’s guide to what an HOA is explains how the arrangement usually works.
In Delaware, Lennar builds homes to the code requirements in force where the community sits, and local building officials or other authorized inspectors sign off at the stages required by the applicable authority having jurisdiction. Behind that process are decades of Lennar experience building homes across the country, and Lennar has written about how new homes are built today. Before closing, you’ll usually walk the finished home with the Lennar team, flag anything that needs attention, and learn how the home’s systems work.
Every new Lennar home in Delaware is backed by a warranty that includes workmanship, systems, and structural coverage, and you can see what is covered before you buy. The warranty documents you receive with your home set out covered items, exclusions and claim procedures. After move-in, warranty and service requests are handled by Lennar Customer Care rather than your sales office.
