Frequently asked questions

Lennar builds in thirteen Florida areas: Ft. Lauderdale, Jacksonville / St. Augustine, Miami, Naples / Ft. Myers, Ocala, Orlando, Palm Beach, Panama City, Pensacola, Sarasota / Manatee, Space Coast / Melbourne, Tampa / Manatee and the Treasure Coast.

That spread covers the Panhandle, both coasts and the center of the state. Narrow to the area you're moving to first. What's offered in Pensacola looks very different from what's offered in Miami.

Florida carries a wide mix. Single-family homes are detached, each with its own yard and entryway. Townhomes, villas and condominiums are attached homes that share walls with adjacent properties and offer lower-maintenance living. Next Gen® homes include an attached private suite for multigenerational living. Active adult communities are designed for homebuyers 55 and better. Florida also has golf and country club communities, which have their own question further down. Several Florida master-planned communities also offer more than one of these at the same address, so it's worth deciding which home type fits before you narrow down a location.

In Florida, Lennar groups floorplans using market and community-specific collection names, and the plan sizes behind those names vary from one community and market to the next. The same collection name can mean different homes in two different places. So compare the current floorplans for the community you're considering. Don't assume a name means the same thing everywhere in Florida. And if you've toured a plan you like, ask which other Florida communities may offer it. That's usually faster than starting over. Plan availability changes as communities open and sell out.

Yes. Lennar offers townhomes, villas and condominiums in Florida communities such as Oak Hammock Preserve in Ocala, Silver Falls at Silverleaf in St. Augustine and Grandview in Davenport. These attached homes share walls with adjacent properties and offer modern designs for low maintenance living. Maintenance responsibilities and association services vary by community, so check what's covered before you compare monthly costs.

Yes. Lennar's Florida active adult communities are designed for homebuyers 55 and better, and include Angeline in Land O' Lakes, Prosperity Lakes in Parrish, Mirada in San Antonio and Stillwater in St. Johns. Age restrictions apply to the occupants and owners in these communities as permitted under the Fair Housing Act. For some communities that means a designated percentage of the homes must be occupied by at least one person 55 years or older, either 80 percent or 100 percent depending on the community. Amenities, maintenance arrangements and social programming also vary. Many of Lennar’s age-restricted communities are part of Lennar Lifestyle, and you can also learn more about active adult living.

Yes. In the Sarasota / Manatee area that includes Calusa Country Club in Lakewood Ranch and Wellen Park Golf & Country Club in Venice. In Naples / Ft. Myers it includes Ibis Landing Golf & Country Club in Lehigh Acres, The National Golf & Country Club in Ave Maria and Webbs Reserve in Punta Gorda. Each pairs the course with a clubhouse and an amenity package, and home types within them vary. Ask how golf membership works at the community you're considering. Arrangements differ from one to the next.

Yes. Alongside homes still to be built, Lennar offers quick move-in homes that are already under construction and move-in ready homes that are finished. Both give you a firmer closing date than starting from scratch. What's available changes constantly, so your New Home Consultant can tell you which homes could close inside your timeframe.

Some Lennar communities in Florida sit inside a Community Development District, or CDD, and some do not. A CDD may finance community infrastructure and services through special assessments. Those assessments are often collected as non-ad valorem charges on the county property-tax bill, although the collection method and amount vary by district and property. Review the community's current CDD disclosure and assessment information. Ask your New Home Consultant for the assessment and the association dues together, so you're seeing the full monthly picture.

Many Lennar homes in Florida include today's most popular features at no extra cost to you. No upgrade fees. No surprises. That's what Everything's Included® means. It can cover countertops, appliances, smart home technology and flooring.

Specific features vary by community and homesite; not all features are included in every home. In Florida the package also differs by home type, since a condominium and a larger single-family home are not built to the same specification. Ask your New Home Consultant for the features list, and see what's included for the full program details, or read why buyers choose Lennar.

Every new Lennar home in Florida is backed by a warranty that includes workmanship, systems, and structural coverage. What is covered, what is excluded and how to make a claim are set out in the warranty documents you receive with your home. Once you've moved in, service requests go to Lennar Customer Care rather than your sales office.

New construction timelines for a Lennar home in Florida can vary depending on a number of factors, including the type of community, your selected floorplan, the availability of materials, weather conditions, and permitting timelines in your area. In Florida, construction schedules can also be affected by severe weather, storm-related disruptions and county or municipal permitting, which differs across the state. With this in mind, no specific completion date can be guaranteed at the time of the contract. Your Lennar team can share construction updates as the home progresses. Working to a fixed date? Ask your New Home Consultant about quick move-in homes, already under construction, or move-in ready homes.

In Florida, Lennar builds homes to the Florida Building Code, and local building officials or other authorized inspectors sign off at the stages required by the applicable authority having jurisdiction. Behind that process are decades of Lennar experience building homes across the country. Before closing, you'll usually walk the finished home with the Lennar team, flag anything that needs attention, and learn how the home's systems work.
